What do you mean by Guaranteed Income?
Essentially our Guaranteed income scheme offers exactly that: an agreed fixed monthly rent for the duration of your agreement allowing you to plan ahead financially.

This may be due to a number of reasons – for example tenants paying their rent late or not at all, an empty property between lets, unexpected repairs. How can I be assured that my property is well managed and maintained?
After over 8 years of managing rental properties, AMAS HMOS have vast experience of the rental sector they specialise in having experienced every conceivable scenario and issue possible. Will I know what is going on with my property?
Yes. AMAS HMOS, in our endeavor to bring our Partners ‘peace of mind’, provides you with quarterly reports which not only highlights any issues we are contracted to bring to your attention but updates you on all matters relating to your property.

How often are inspections done at my property?
Inspections are carried out monthly. There are also embedded procedures and processes that ensure that tenants alert us of any issues affecting the property as soon as they become aware of them. Any matters that are within the scope of the property owners responsibility are brought to their attention via the agreed mode of communication within 24 hours.

Who is responsible for ensuring regulatory compliance once the property becomes occupied?
From the time the contract is signed between AMAS HMOS and a Partner, we take on the role of ‘Landlord’ hence become legally responsible and accountable for the rental property. Our contracts fully indemnify our Partners from any fault or complaint arising from any tenancy associated with their rental property.

What is the minimum length of your contracts?
3 years. Our contracts do have an early termination clause should for some reason a Partner need to exit the contract before it comes up for renewal.

Can your package be described as rent to rent?
Rent to Rent is where an individual or company, known as the Agent, legally via a lease agreement or even a property management agreement, rents or takes on the full management of a residential property from a property owner for a specified period during which the property receives a fixed guaranteed rent from the Agent. In effectively becoming the Landlord of the property under this arrangement, the Agent takes on the responsibility for legal and regulatory compliance, acquiring tenants and managing the tenancy throughout the tenancy term, internal non-structural maintenance and other Landlord obligations. Our model is driven by key rent-to-rent concepts. We are proud to say that we provide a solution to owners of rental property that is legal and from the popularity and enthusiasm it’s been received – very much required.

What is the difference between AMAS HMOS and a traditional Letting Agent?
AMAS HMOS business model differs significantly from that of a Letting Agent in one crucial area – the risk burden. Whereas traditional letting agents pass on the risk of owning and managing a private rented property to the owner or their client, AMAS HMOS accepts and owns these risks.
For example, when you partner with AMAS HMOS, Landlords no longer face such risks as voids, nightmare tenants, regulatory misalignment and unplanned costs such as internal repairs or evictions. Instead they receive a fixed and guaranteed return or income from AMAS HMOS as well as the traditional full management service offered by some letting agents however without the fees, commissions or service charges.

I don't have the time to manage my property, how can you help?
One of the benefits of partnering with AMAS HMOS is the fact that as a minimum, each partnership involves us fully managing the rental property/ies of our Partner. When you partner with AMAS HMOS, you pass on any landlord duties and obligations to us allowing you to use your precious time for other things – for example, more time with family, focusing on your other income generating activities which may be a full-time job or other investments. AMAS HMOS provides you with a truly hands-off solution to your PRS property management needs.

How will the rental value of my property be determined?
We will complete a full and free evaluation of your property factoring-in its condition, suitability and legal status for renting, how it compares to other rental properties in the vicinity as well as considering local rental market conditions. Once the monthly rental value is established – we’ll match this.

Who organises repairs and maintenance work?
We take full responsibility for any internal repairs, coordinating any necessary works to the standard at which it was when we took on the property. We have an extensive network of trusted local tradesmen and contractors on our ‘preferred list’ that we use to complete repairs or vital maintenance works when needed. As the property owner – you are still responsible for any external or structural repairs to the property.
